After decades earning a living in real estate, construction, and manufacturing, we decided to start making our money work for us and start investing. Almost instantly, we noticed something. Arthur Wells Jr. is the builder behind the Blueprint. With over two decades of hands-on experience owning a construction business, a steel manufacturing business, and project execution, he’s led the development of hundreds of properties across Florida and Georgia — from custom homes to large-scale commercial projects.
As a General Partner of Blueprint Industrial Capital, Arthur brings boots-on-the-ground leadership to every deal. He’s not just overseeing development, he’s building it himself alongside his long-time crew. Through his licensed companies, including A.J. Wells Roofing and Construction, and Elite Steel Manufacturers of Florida, Arthur manages site preparation, steel fabrication, and vertical construction, ensuring Blueprint’s projects are delivered faster, leaner, and more reliably than traditional developers.
He holds multiple licenses across Florida and Georgia, including General Contractor, Roofing, Utility, and Irrigation, and carries a Level 1A Environmental Certification. His deep understanding of infrastructure, permitting, and execution allows him to turn dirt into deliverables — with precision and accountability. Arthur’s reputation is built on delivery. At Blueprint, that means your investment is tied to a real address, built by the same partner who signs the permits and walks the jobsite.

Yasha Wells is the connector behind the capital — and the visionary shaping how Blueprint builds relationships, raises funds, and sources new deals. As a General Partner, she plays a central role in capital strategy, investor engagement, and real estate acquisitions across Blueprint’s growing portfolio.
With over 11 years of experience in real estate, Yasha began her career in residential sales, quickly becoming a top-producing agent and brokerage founder. Over time, her passion shifted toward creative financing and investment structuring—helping clients turn transactions into wealth-building opportunities.
At Blueprint, she leads investor onboarding and communication, capital raises, and acquisition strategy. Whether she’s walking a property or walking an investor through a deal, Yasha ensures transparency, alignment, and confidence every step of the way. She is passionate about reshaping how people invest in real estate — not as spectators, but as informed participants with access, agency, and trust. Yasha’s role ensures every investor feels seen, understood, and aligned with the mission.

Financial Analyst | PROJECT MANAGER | Blueprint Industrial Capital
Guss Plair is the analytical engine behind Blueprint’s investment strategy and a close friend and business partner to Arthur for over 20 years. To us, he’s family. To Blueprint, Guss is our Financial Analyst. He applies a data-driven approach to underwriting, risk management, and financial modeling — helping ensure every Blueprint project is not only viable, but optimized for investor returns.
With over 15 years of experience across construction finance, logistics, and operations, Guss brings a unique ability to bridge execution and numbers. At Elite Steel Manufacturers, he oversees project financials and material procurement. At Blueprint, he focuses on modeling project performance, tracking budget efficiency, and forecasting investor outcomes.
His previous roles at Ring Power Corp. and United Parcel Service sharpened his skills in logistics, cost optimization, and team leadership — all of which now support Blueprint’s vertically integrated model. Guss ensures every Blueprint investment is backed by disciplined projections, real-time tracking, and strategic oversight — giving investors confidence in the numbers behind every return.
