And in a lot of Florida markets, there has not been nearly enough of that kind of product built to keep up.

Why Are They So In-Demand in Florida?

In Florida, 99.8% of all businesses are small businesses. And when asked what their big focus was, they all agreedadditional square footage was in the top 5 areas they were focused on year over year for the past three years. That’s because with more people moving to Florida every year for our beautiful beaches, retirement communities, attractions, and low cost of living, we are constantly growing. That growth creates an equally growing demand for local blue-collar businesses to build those new communities and provide services for the people living there.

That is where the gap starts to show.

While homes and strip malls are being built quickly, good flex spaces for small businesses are not. In many markets, the options that do exist are old, falling apart, and are too small. That’s a big reason small-bay industrial flex space is in such high demand across Florida.

Small-bay flex spaces solve a real problem for small business owners. A lot of operators start out working from home, out of a driveway, or from a spare room or garage. And in many Northeast Florida areas like St. Augustine and St. Johns County, that matters even more. Northeast Florida is big on HOAs, and in many areas, owners and employees are restricted from parking company vehicles in their driveways or on the street. At a certain point, they need a real place to park those vehicles and house larger equipment. But these spaces are not being built fast enough, so when they do hit the market, they get grabbed up quickly. We see that a lot in our projects, where units and entire business parks are leased before we even break ground.

Just 6 years ago, Arthur’s metal roofing company and metal fabrication/manufacturing company moved into a bigger flex space and outgrew it quickly. We also watched so many other small business owners around us run into the same problem. We needed functional space that could actually support our crews and give them room to grow. That firsthand experience matters.
